OK, who wants to buy an abandoned haunted Ren Faire?

Very neat, I'd be really nervous about buying a place that's been left open to the weather without repair for 11-13 years though...
 
According to the comments section of http://lucentmoments.blogspot.com/2009/ ... re-va.html, the taxable land value is $1,939,000.00 and the land was recently purchased for $1,300,000.00 after the former owners filed for Chapter 11 earlier this spring.

How many Dragon Stamps can I get for a million dollars? :upsidedown:

We just heard about this site from some other folks here in Virginia. It's about an hour and a half away from work....

We are beginning some extensive research into the viability of future use for this site as a LARP Park/Ren Faire Site.....if anyone with a Realtor's License in Virginia wants to volunteer helping us do more research, we'd be glad for the assistance!

What we've been able to find out so far:
  • That "recent sale" mentioned in the comments was in 2001 to a company called "Best Industries, Inc." (according to Stafford County Commissioner of the Revenue's website: http://staffordvapropertymax.governmaxa ... 6DAA43ABD8)
  • Current "official" list price is $4.25M, but there may be portions of the land available for less than $300K
  • The land is currently leased to a hunting club (other sites have said it is a bow hunting club, but not sure)
  • The buildings are allegedly unsound (made of plywood left open to the elements)
  • The Bankruptcy Trustee is one "Bruce Henry" in Alexandria, VA
  • The land is closed to the public and unlikely to be shown even to prospective buyers, for some reason...

These are details in addition to things like the lot size (162 acres) and the Flickr group for "adventure photographers". One potential course of action for us is to approach the bank or bankruptcy trustee with a business plan for the use a restoration of the site through event rentals to all of the nearby LARP/boffer groups (Alliance, Dagorhir, Amtgard, ORCS LARP, Darkon, Numina, Avalon, Ascendant, etc., etc....). This may or may not work, but we're willing to give it a shot.

I don't see the point in purchasing the land at higher than the price that we would pay for land without buildings on it if we're just going to have to tear all the structures down and rebuild them.
 
Once we're able to get in to assess the current structural integrity of the buildings, we're hoping that a complete tear-down will not actually be necessary for all of the buildings...We won't know for sure until we try.
